Property expert rips into The Block’s Mat Johnson after he lashed out at a producer following shocking auction day result

Mat Johnson recently sparked controversy after a heated exchange with a producer following his $109,999.10 profit on The Block auction.

The hairdresser, age 41, became upset and used strong language after he and Robby Lippet successfully sold House Five for $3.099 million – just under their expected minimum price of $2.99 million.

Property expert Adam Flynn criticized Mat for his reaction, pointing out that contestants on The Block are aware of the challenges before they sign up for the show.

He told the Daily Mail on Tuesday that he believes the other side is also being strategic, and they’re fully aware of their actions, especially considering Mat’s remarks.

If the property sold for a million dollars over the expected price, the owners would be thrilled.

I believe anyone who enters The Block knows what they’re getting into, and should be prepared for the challenges.

He admitted things could turn out great, or they might not, but emphasized that everyone involved knows what they’re getting into.

You know, after talking with Adam, it really struck me that it’s not always the contestants who are at fault when things don’t go as planned. He made a really good point – setting those reserve prices so high at auction just wasn’t fair to begin with. It puts everyone in a tough spot, and it’s something the show really needs to consider.

He stated that if Nine established a high reserve price hoping to recover the money they originally overpaid for the properties, he didn’t believe that approach was reasonable.

The network purchased the Daylesford property for $9.5 million and then divided it into six individual parcels of land.

He explained that each lot was being priced at $1.5 million, based on the original purchase price. He believes this is a significantly inflated value for properties of that size in that location.

Without the association with the TV show ‘The Block,’ those properties would likely be worth somewhere between $500,000 and $600,000.

Channel Nine paid a lot for the land, so it’s unclear if they’re trying to make some of that money back.

Adam stated that no homes in Daylesford have sold for more than $3 million in the past two years.

He also pointed out that the property is in an area where most homes are worth much less than the five comparable properties used for valuation.

People might hesitate to invest in Daylesford property, knowing the average home costs around $800,000 and hoping for a future price increase.

During filming of The Block’s final auction on Saturday, contestant Mat reacted angrily towards a producer after his property only sold for a $109,999.10 profit.

Right after Mat and Robby, 37, found out the auction results for the house, they did interviews with the media. Mat seemed very upset during those interviews.

After a producer warned they were being overly sensitive, Mat sharply responded to the Nine employee, saying they weren’t sensitive, but rather extremely frustrated.

After finishing his interviews, Mat repeatedly exclaimed that things had gone badly as he walked away from the cameras.

The final auction on The Block was disappointing for many of the couples, as they had trouble finding buyers willing to pay more than the very high reserve price of $2.99 million.

Hannah Thetford and Candice Wood didn’t receive any offers on their house after starting the auction with a high vendor bid of $3.1 million, ultimately leading to no sale.

Emma and Ben Cox were also required to submit a bid when other offers stopped coming in. They ended up having to make a vendor bid of $3.1 million, but potential buyers still weren’t interested.

After selling their house for $3.099 million, Robby and Mat walked home with $109,999.10 to share.

Sonny and Alicia started with $2.94 million, which was reduced from a higher amount after they won $50,000 in a previous challenge.

The couple walked away with $120,000 after selling for $3.06million.

Britt and Taran Etto, a couple from Western Australia, achieved the highest sale of the day, selling their modern home, known as House Three, for a remarkable $3.41 million.

The winning team received a total of $520,000, including a $420,000 prize and a $100,000 bonus.

Earlier this year, the teams responsible for the five properties announced they were aiming to sell their Daylesford creations for between $3 million and $3.3 million.

The asking price was much too high for this town in Victoria, where houses typically cost four times less.

Recent data from PropTrack shows the average home price in Daylesford is about $820,000, down 7.1 percent from last year.
