Auction disaster looms for The Block as Nine tries to sell the Daylesford houses for FOUR TIMES the median price for homes in the area

Season 21 of The Block is ending, and Australian fans are getting ready for the finale this Sunday.

The high price tags on homes in Daylesford have led to worries that there might not be a lot of competition at the auctions.

Earlier this year, reports indicated that each of the five properties is expected to sell for between $3 million and $3.3 million at auction.

The listed prices are extremely high and don’t reflect the actual cost of homes in this Victorian town, where houses are much more affordable – about a quarter of the asking price.

Recent data from PropTrack shows the average home price in Daylesford is about $820,000, down 7.1 percent from last year.

On top of that, the estimated prices are four times higher than what similar homes are actually selling for. If the properties on The Block do sell for between $3 million and $3.3 million, it would be a record-breaking achievement.

Kim McQueen, from McQueen Real Estate, told realestate.com.au that, to her knowledge, only one house in Daylesford has ever sold for $3 million or more.

The real estate agent handling Robby and Mat’s house sale didn’t seem confident many people would bid at the auction.

It’s always difficult to find buyers willing to spend $3 million or more on a property outside of major cities, as there are very few of them, she explained.

This year’s contestants on Blockheads might feel extra pressure before the auction because Adrian Portelli, who often helps out, won’t be available.

The auction is missing a major player this year. A well-known and often debated bidder, who typically spends huge amounts of money, has announced they won’t be participating in the final round.

In 2024, Luigi Portelli, known as ‘Lambo Guy’ for his success with LMCT+ promotions, made headlines by buying all five properties available at Phillip Island for over $15 million.

The teams competing in 2025 aren’t expecting someone to suddenly save their homes from foreclosure; they’re not relying on a last-minute rescue.

Several couples from this season of the show recently told the Daily Mail how they reacted to Portelli’s departure and if they’re concerned about selling their homes without his potential offer.

Britt and Taz, former police officers, have traded in their uniforms for construction work and are determined to succeed through hard work, not wishful thinking.

They connected with people at the Daylesford ChillOut Festival, but despite all the fun, they were completely determined to succeed.

Being away from their kids for extended periods was the hardest part of the experience, but they believe it ultimately made them more resilient and improved how they communicate with each other.

As auction day looms, they are realistic rather than rattled.

Taz told the Daily Mail that the show can’t depend solely on stars like Adrian Portelli to draw viewers. They’ve heard from former contestants that a variety of participants is needed.

‘You’ve really got to market it. And we put our heart and soul into it.’

Britt acknowledged that a skilled real estate agent is a big plus. She also pointed out that ultimately, some things are out of our hands, and worrying about them isn’t helpful.
